When buying vacant land, it is important to carefully consider various factors to ensure that the purchase meets your needs. Here is a checklist to help guide you through the process:

    • Use: Determine how you plan to use the land (residential, accessory dwelling unit (ADU), barn, workshop, additional garage etc.).
    • Zoning: Verify that the zoning regulations allow for your intended use and review setbacks from all property lines.
    • Covenants, Conditions, & Restrictions (CC&Rs): Check if applicable.
    • Homeowners Associations (HOA): Check if applicable.
    • Building Permits: Contact El Dorado County Building Department to research the process, and costs involved.
  2. Location and Accessibility
    • Location: Consider proximity to amenities, schools, work, etc.
    • Accessibility: Confirm the land has a recorded road easement. If the road is private, is there a road maintenance agreement? How are maintenance costs determined?
  3. Utilities and Services
    • Electricity: Proximity to PG&E’s electrical lines?
    • Water: El Dorado Irrigation, or is a well required?
    • Natural Gas/Propane: PG&E, or is a propane tank required?
    • Sewer/Septic: El Dorado Irrigation or is a septic system required?
    • Internet and Cell Reception: Verify the availability, quality, and costs.
  4. Environmental Considerations
    • Topography: Assess the land’s slope, elevation, and any natural features
    • Hazardous Vegetation & Defensible Space: Review the El Dorado County Ordinance
    • Oak Resources Conservation: Review the El Dorado County Ordinance
  5. Future Plans and Resale Value
    • Market Trends: Research the neighborhood’s property market trends
    • Future Development: Contact El Dorado County Planning Department regarding upcoming infrastructure plans, or future development projects.
